It is often the case that some home buyers are dealt with a heavy blow when they find out that their new home is riddled with environmental toxins like lead, asbestos, and mold inside the house. Prior to the purchase of the home, have a certified home inspector or general contractor inspect the house thoroughly so that you are aware of any potential problems in the future. A home inspector typically inspects structural elements, outer flaws, roofing, plumbing, utility, heating/air conditioning, insulation/ventilation, and interiors/appliances.

Most home inspectors do not check for mold as it is outside of their scope of practice. Black mold remains hidden to the invisible eye, so a licensed mold inspector will discover any black mold or water damage if present. Black mold is definitely not to be ignored, as it can cause severe respiratory problems especially for aging seniors, pregnant women and newborn babies.

It is also a good idea to have a fire damage restoration contractor check for any signs of intense smell or soot destruction. A fire inspector will be able to neutralize the inside air quality in many cases so that a fire damage does not contaminate the home.

A bug inspector should also see if there are any issues with termites, beetles, or other harmful bugs to your home. You may even want to hire a specialized inspector if your home is near earthquake fault lines or near areas that flood.

Make sure to hire an honest, trustworthy and a licensed home inspector or general contractor. You can find home inspectors near your home in the American Society of Home Inspectors (ASHI) at www.ashi.com.

Once you have the home inspections completed, then you should proceed with the final purchase of the house. Not only will you prevent future environmental hazards, but you will also gain peace of mind, knowing that your home is not a “lemon.”
